Berwick: A Real Estate Profile



For many years Berwick real estate has been popular with people from all walks of life. Vibrant contrasts can be found in the area's homes. From the new and modern to the old and grand, there is a home and an area to suit everyone. The many pockets of Berwick all offer a different feel.

Small Beginnings

This small township began in 1858, many pastoralists were drawn to the area as the rich soil was good for wheat, barely and potatoes. For many years a flour mill operated in the area. Dairy farming and cheese making also proved successful local enterprises. In 1859 the quarry which is now Wilson Botanic Park was opened. The township was named by an early land owner, after his home town of Berwick-upon-tweed, Northumberland.

Berwick is well known for the old English trees that line the main street. It's other famous landmark, the Berwick Inn was originally established in 1857 as the Border Hotel. It was strategically placed at the bottom of the hill to allow horses to rest before they climbed on, making their way towards Gippsland.

Growth and Development

Since 2000, much development has occurred and Berwick real estate has been a changing landscape. In the 1990's the Village Horizons estate was one of the first land releases in many years. In the subsequent years more land was developed and the population increased substantially.

Attracted by good schools and services, as well as family friendly housing, many young families moved into Berwick. Infrastructure was improved during this period, the Monash freeway extension opened, as well as the Casey Hospital, Monash University Campus along with many new schools and shops.

In 1861 the population was only that of 60 people. By 1954 this had grown to 776, then in 2000 to a staggering 25,000. According to the 2006 census, 36,000 people have now make their home here.

The Current Market

Between 2003 and 2008 there was a steady and constant growth in property prices in both Berwick and it's surrounding suburbs. In 2009 property prices increased sharply by almost 20%. Despite the global financial crisis the market is stable, those who have invested in the area can look forward to forecasted steady and stable growth.
