Getting Motivated Real Estate Sellers to Cooperate
Know what you bring to the market place.
Know how the market place changes and improve your skills to adapt to those changes. Primarily you offer the seller/buyer a solution to their goal of selling or buying.

Thats a real value when theyre motivated. Selling a house the traditional way is anything but fast when you need cash in a couple of days. Stress to the seller that your biggest concern is helping them solve their problem.
Let them know that even if they dont do the deal with you that you are willing to help them.
This builds trust. It also builds referrals. And youd be surprised how many motivated sellers are won over with this technique.
You must be sincere in your efforts. Its simple.
Establish contact with a realtor who will either give you a referral fee or a list of properties on a regular basis that fit your criteria...or both.
This way if your seller isnt really motivated, you can refer your realtor contact, let the seller know you are there if you need them...and them keep marketing to them just in case they become motivated. EASY!
You can also establish contact with a loan broker in case the seller wishes to try to refinance instead. Refer the loan broker if you feel thats appropriate.... then keep marketing to them. The point is, you are living up to your promise and helping them when they really need it.
If you arent able to do the deal right now with the seller, in your ongoing marketing to them make sure you ask them to tell their friends about your willingness to help them.
Everyone knows people who are having financial problems and these kinds of referrals are golden.
Its great getting phone calls that start off with...
"Hi, my good friend told me you helped them and Im need help too". Bingo! Youre in and before any other investor even knows about the situation!
You can feel good about how you conduct your business.
Once You Control the Property...
What you bring to the buyer is creative ways to be able to own their own home. That could be lease/purchase, seller carry back, selling on a land contract etc.
These are all ways they can acquire real estate without having to qualify for a loan. At the same time you can offer to help them improve their credit so they can qualify for a loan down the road with better terms through a mortgage broker or bank.
Be sure and ask any buyers you deal with to tell their friends about your services. Its always nice to have an active waiting list of motivated buyers.
