500 Americans are killed by carbon-monoxide each year.
Its especially treacherous because it is an invisible, odorless and tasteless gas.
Landlords should install carbon-monoxide detectors in their rental units just as they do with smoke detectors and Radon detectors.
Consumer Reports recommends three detectors:
1. The Senco Model One 2. The American Sensors CO910 and.. 3. The Kidde Nighthawk Premium Plus
Prices run from about $40 to $50 and one should be installed on each floor near bedrooms and away from doors.
CR says that detectors become less sensitive over time and should be replaced about every five years.
The safest policy is to install new detectors every time you have a new tenant.
Its a long shot that you would ever have a carbon-monoxide problem but you protect yourself from liability by:
1. Installing at least one detector on every floor. 2. Install a new detector for every new renter. 3. Install a new detector every four years for long
term renters. 4. Use a detector recommended by Consumer Reports.
The essential liability protection is to only do business or own property in the name of a corporation or LLC.
