So you want to rent an apartment? This daunting task isnt quite as easy as it used to be.
In todays society, when more than one out of every three households rent their property
rather than own it, finding the right place requires time, research and a plan. After all, this
is going to be your home for six months, one year, or maybe even forever. Dont make this
a random, impulsive choice.

If you are in the category of determining either to buy or rent, you are not alone. Forty-one
percent of renters do so out of choice and not necessity. Maybe you dont want the
commitments that come along with owning, you want to save more before buying or you
prefer the freedom to relocate quickly and easily. Whatever the reason, renting is a viable
option for everyone.

The best advice we can give to any apartment seeker, be it a first-time renter or someone
seeking a new residence, is to visit a minimum of five apartments. Even if time is not on your
side, refrain from signing a lease at the first apartment you visit. You might think it is
perfect, however, you will most likely find an even better option.

Before you even fathom seeking an apartment, be true to yourself by establishing your desires
on paper. Determine what you can afford (a good rule of thumb is 35 percent of your household
income), how much space you need and where it should be located. Do you have pets to
consider, or want a fitness center and a pool? Just like you compile a list prior to visiting the
supermarket, make a comprehensive list for your apartment shopping. Do this whether you are
an individual renter or a family. This planning will save more time and frustration during the
process than you could ever imagine.

Youve got the list done, but where should the hunt begin? We recommend you begin your search
online at a site that has a vast inventory of listings in your desired location. A good way to do this
is identify the zip codes in the areas you want to live and do a search for apartments within
those zip codes on Google, YAHOO, or MSN. By searching the apartments in your browser by zip code,
you are guaranteed to find apartments located in the location you want to reside.

Once you compile a decent list of prospective apartments, give each one a call prior to visiting.
Most will schedule an appointment that will prevent wasted trips. If you are relocating from out of
town, ask to speak to a leasing agent. This individual will be able to explain all of the efficiencies
available, pricing, terms, etc. Do they offer one bedroom, two bedroom, studio, luxury, or lofts?
Ask for square footage and dont even attempt to get this information from the office manager.
When talking to the leasing agent, remember that the industry has become extremely competitive
in recent years. Many complexes have way too many vacant units and will be interested in working
with you to meet your budget needs. Discuss things such as utility costs, unit location & restrictions.
Ask for references from both existing & former renters.

Once youve made a decision, dont sign a lease until youve thoroughly reviewed it. The lease will
contain all information about the agreement between you and the leaser from the security deposit to
how to break the lease. Demand to see the specific unit you will be renting prior to signing.
Sounds simple, but many people sign a lease sight unseen. Youll want to know the surroundings of
the apartment, i.e. is it next to the dumpster, pool, vending. These are things you can control prior
to signing.

Finally, strongly consider obtaining renters insurance for your new pad. This is the only way to
protect your belongings once you have moved in. If you are downsizing, consider moving some of
your possessions into a storage facility. And contact a professional mover to help ease the physical
demands associated with relocating.

Dont let apartment hunting turn into a hassle. It should be fun and following these guidelines will
help you find the apartment or town house that best suits your needs. Good luck.
